With a mission to be the easiest, fastest, and most cost-efficient way to build homes, Villa is focused on solving the housing crisis by building innovative prefabricated housing. We focus on adding much-needed real estate in infill locations that are close to vibrant centers of economic opportunity and community. The sad reality is that many of our customers, even those who grew up in these communities, can no longer afford to buy a home or move relatives closer. Our products offer a cost-efficient way for people to build their dream homes for what is often a fraction of the time and cost of a traditional, stick-built home.

Villa’s mission is to be the easiest, fastest, and most cost-efficient way to build quality homes. In 2024, we made significant strides toward this goal through innovative offsite homebuilding solutions that address the pressing need for attainable housing in places where it is typically very hard to build. Our 2024 innovations include the following:
Technology-Driven Operations: In 2024, Villa developed and deployed significant technology that drives an industry-leading customer experience and strong operational execution, enabling us to build infill homes efficiently at scale across a wide geographic area. Villa’s “Design Studio” and client-facing software tools empower customers to configure their home online and complete their entire homebuilding/buying journey through a digital portal. Our operational efficiency has reduced construction time by more than 50%, allowing us to deliver and install homes in a matter of only a few weeks onsite.
Data-Driven Approach to Infill Homebuilding. In 2024, Villa developed innovative AI/ML approaches to sourcing and evaluating infill land sites for housing development. We are now able to rapidly and accurately target locations where housing is most-needed. Villa couples this land targeting system with its proprietary data on construction costs, permitting, and home products to be able to efficiently deploy housing and develop pocket neighborhoods in areas where housing is scarce.
Strategic Partnerships to Build Infill Housing: This year, Villa partnered with numerous multifamily owners/operators across California to add housing on underutilized land. These infill housing projects provide cost-effective solutions in areas where housing is urgently needed and, historically, has been hard to build. We have projects all over California that are leading the way, demonstrating how gentle density can be added to underutilized apartment properties to create additional housing quickly and cost-efficiently.

  • Multifamily example
    This is an example of one of our multifamily projects where we added two single family units to an apartment complex that had unused space. This provided a great option for renting families.
  • Project with Habitat for Humanity
    We worked with Habitat for Humanity to get homes into a very expensive area allowing two families to stay in their community!
  • Kantor Family
    This family added an ADU in their backyard that they will eventually house their parents in.
